Design meetings with Clients to review & develop options
Review & refine design inspirations / material palette
Develop 3D massing model of proposed design
Design Development
Develop & refine the architectural design - floor plans, site plans, elevations, sections & interiors
Design meetings with Clients to review & develop design, make revisions & refinements
Architectural 3D model development & review
Material studies & sample review
Introduction of design consultants: landscape architect & interior designer
Coordination & Processing with local planning agencies for design concept approval
Contractor Introduction: pre-pricing review, feasibility review, value-engineering
Construction Documents
Development of drawing set as needed for construction & permitting
Introduction & Coordination: Structural Engineer, Mechanical Engineer, T-24 Energy Engineer, Civil Engineer, Lighting / A.V. consultant
Further design development: lighting, Interiors, materials, cabinets, appliance selection, fixture selection
Client / Project team meeting to develop the design, select finishes, appliances, fixtures, windows & doors, cabinets
Permitting
Submittal & processing with local agencies for building permit
Coordination with Contractor – pricing, schedules, design implementation
Final design / material selections
Construction Administration
From start of construction to completion of project
Oversight of project construction / design intent
Site meetings with client, contractor & consultants to review the design implementation / resolve & address questions / issues
Review & select project materials & finish mock-ups / samples
Project completion review & final punch list
